Le Mirage de Malate

A 28-Storey Residential Condominium Building Architectural Design Concept: An interesting approach was envisioned for this structure as it would use the principles of art nouveau combined with filipino motifs. Structures built during the turn of the century were closely studied for the design of Le Mirage de Malate. The buildings character focuses on the restoration of the “Old Glory” of Malate's once robust community. Some of this buildings prominent features are the ornate ballusters commonly used as ventanillas (traditionally providing ventillation on windows), colonaded podium with arches. precast concrete mouldings simulating a collage of coconut fruits "Buko" on the podium level as well as the crown adorn the buildings exterior. Color as an architectural feature was added to enhance the appearance of the buildings exterior as well as the interior. The goal of this project was to embrace the rich heritage and colorful history in Malate and offer a residence that would be attractive to the discriminating but affordable to the average person. The interior design also affirms the architectural traditions of the local context.

The Invest-Build-Own (IBO) Concept A cooperative approach in lue of difficult economic times is the concept that has been used in Spain (Communidades) in the last 3 decades. This approach is basically the same principle as having your own house built and applicable to all types of real estate projects. Architectural Design Concept Being the first building to stand in Santa Rosa business park there was a great concern of a visually pleasing and conservative style for the exterior of the building. Another consideration was the attractiveness of the structure to both unit owners and would be tenants. Combining 2 different markets and a limited budget the contemporary European motif was thought of by the architect to be the answer to otherwise an austentatious outcome. Vital to the building was it’s ability to cater to both unit owner and tenant use as this was an apartelle and an investment as well. Efficiency of space was the highest concern of the development managers since cost of construction had to be kept at the lowest possible scenario. Building systems for a hotel type operation were incorporated in the interior spaces such as dumb waiters, linen closets, utility cabinets, etc. not commonly found in regular condominium projects. The result an attractive but fully functional integrated building. A beautiful and intelligent structure for the cost concious investor.
